Pressure Washing in Grosse Pointe, MI
The five Pointes sit on the lake in eastern Wayne County. Tudor Revival, neo-Georgian, Dutch Colonial and arts and crafts houses, most of them older, most of them masonry, under mature trees a block or two from open water. That combination grows moss and algae faster than anywhere else on our map, and it is the least forgiving of a pressure wand.

Pre war brick and limestone will not take pressure
Mortar in a house built before the war is softer than the brick around it. A wand at full pressure washes the joints out and the repoint bill is a different order of magnitude from the wash. Everything here is soft wash: low pressure, the right detergent, time, and a rinse.

Under old trees a roof grows moss, not just algae
Algae is a black stain. Moss is a plant with a root in the shingle, and it holds water against the mat until the mat fails. Pulling it off dry takes the granules with it. We treat it, let it release, and rinse at low pressure so the shingle survives the cleaning.

Divided light windows are hand work
An original window has eight or twelve small panes to a sash and painted muntins between them. That is not a job for a wand at any pressure. It is a pole, pure water and a hand finish on the sills, and it takes the time it takes.

Humidity coming off Lake St. Clair keeps the shaded side of a house damp through most of the season. It is why the Pointes need washing on a shorter cycle than inland Macomb County, and why skipping a year here costs more than it saves.
